Owner financing allows more flexable terms to both Sellers and Buyers allowing the Buyer to purchase a home on terms not available from institutional lenders and Sellers to sell their home faster.

WHAT IS OWNER FINANCING?
Occurs when a Seller accepts payments over a period of time directly from the borrower.
Can be in the form of a land contract or purchase money mortgage
Can be negotiated on terms acceptable to both Seller and Buyer.
Can be performed on single family homes, multiplexes and commercial property.
WHY BUY A HOME WITH OWNER FINANCING?
Owner financed Homes are Quite often sold for full asking price and in a timely manner.
Unlike homes that have been financed by the bank, the previous homeowners have worked to solve the financing problems and come to an agreement with the Buyer on terms acceptable to both in order to close the deal as soon as possible. Often within a week or so.
In the past year bank qualifications for mortgages have tightened up. In many cases the FICO score will have to be 680 to 740 to qualify for a loan.
Buyers who have a 620 FICO score or above may still qualify for owner financing. Owner financing opens up the possibility of homw ownership to a larger number of buyers.
We help buyers even with little or no money to put towards a down payment. We also buy time for the buyer with questioable credit to improve their credit rating in order to refinance in the future.
