Not Ready to Buy Yet? We Offer a New Innovative Program to Help you Follow the Path to Home Ownership
We offer a unique home ownership program, with a “no money down” alternative. By renting first and building up your credit, you will be able to obtain a better mortgage rate, and by working with us, you will be able to obtain a better deal when you purchase your home. Here’s how:
In order to get the best terms possible for your mortgage, we help you improve your credit history by renting you a house where you make regular on time payments. In addition, while you rent, you can earn credits toward the purchase of your future home. Remember that your overall credit history is important when applying for a mortgage, so you must make sure that all your other payments, such as car loans, credit cards, etc. are made on time also. You must be able to qualify for a mortgage at the end of your “Home Path” plan.
This program differs from a typical “lease option” which is also known as a “rent to own” program in the following ways:
- Unlike a lease option, a large non-refundable option deposit is not required.
- Unlike a lease option, you are not stuck purchasing the home you are leasing. You get to select from a variety of homes offered through EZ Home Ownership Realty, LLC.
- Unlike a lease option, you are not locked into a certain neighborhood or area when you purchase a home. If your needs change or you need to move elsewhere in the tri county area, we can still help you find a home!
- Unlike a lease option, you are not paying increased monthly rent in order to accumulate a larger down payment.
- You are participating in a program that is legal in Michigan. The home you want to buy will not be “foreclosed” out from under you because the current owner has violated the “due on sale clause” in their existing mortgage.
- Unlike a lease option, you will not pay an inflated price for the home you want to purchase to account for the privilege of participating in the lease option.
- Unlike a lease option, we offer homes either at market value if you select the “ready to go program”, or significantly below market value if you want a “fixer upper”.
