Question 1: Do I have to list my property with owner finance only?
No. Owner finanaing is only one option. If you get an offer requiring owner fianacing we can be of assistance to you.
Question 2: Can I do owner fianancing myself?
Yes,but unless you are well versed in owner financing, you will need the assistance of a professional to limit your risks.
Question 3: Can I get more money from the sale of my house with owner financing?
In many cases the answer is yes. Since the Buyer may not quite qualify for institutional lending, you may be able to sell for a higher price.
Question 4: How long does it take to close with ownerfinancing?
Since you (with the help from us) can qualify much sooner than the institutional lenders, closing can take place is a relative short time frame. Closing can take place within a week or two as opposed to 30 to 45 days or longer.
Question 5: Can I close with a title company?
Absolutely, in fact we insist closing takes place with a title company with title insurance.
Question 6: How much do you charge for your servicies?
We do not charge the Seller anything for our sercives. you only have to pay the common closing costs involving the sale of real estate. Further your Realtor receives full commissions. We do not get paid commissions on the sale of your home.
Question 7: How do you make your money?
We will purchase your owner fianancing at close or shortly after at a discount. We will then collect the payments or resell to another investor for a small profit.
